Ordinance f <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the operation of a boat <br /> hauling business, temporary storage of "in-transit" <br /> boats, minor indoor repair of boats, temporary storage of <br /> boats that are under repair and shall include the use of <br /> a caretaker mobile home. Minor hull repairs may be <br /> permitted outdoors as a part of the approval, provided <br /> that the work is conducted within a designated area <br /> adjacent to the north end of the existing building and <br /> that no more than one (1) boat is worked on or kept on <br /> the site at any one time. The approval shall permit a <br /> maximum of fifteen (15) boats to be temporarily stored on <br /> the site at any time and limit to fourteen (14) days the <br /> maximum amount of time in-transit boats and boats that <br /> are under repair shall remain on the property. <br /> b. Submit an Improvement Plan , showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading within thirty (30) days of <br /> the effective date of the approval. Any additional storm <br /> drainage run-off created by the use shall be retained in <br /> an on-site storm retention pond. A plan check fee will <br /> be required. (Development Title Section 9-884) Required <br /> improvements shall be installed within ninety (90) days <br /> of the effective date of the approval and before the <br /> approval of the Business License and issuance of the <br /> Final Certificate of Occupancy. <br /> C. The Improvement Plan shall show all existing and proposed <br /> surfaces. All parking spaces, driveways, and maneuvering <br /> areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust- <br /> free surface. The boat storage area may at a minimum be <br /> surfaced with six (6) inches of base material or as <br /> required by the Delta Fire District. Bumper guards <br /> shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9- <br /> 1015. 5) <br />
