Conditions of Approval: 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. This approval shall be for the operation of a boat hauling business, temporary storage of "in-transit" boats, minor indoor repair of boats, temporary storage of boats that are under repair and shall include the use of a caretaker mobile home. Minor hull repairs may be permitted outdoors as a part of the approval, provided that the work is conducted within a designated area adjacent to the north end of the existing building and that no more than one (1) boat is worked on or kept on the site at any one time. The approval shall permit a maximum of fifteen (15) boats to be temporarily stored on the site at any time and limit to fourteen (14) days the maximum amount of time in-transit boats and boats that are under repair shall remain on the property. b. Submit an Improvement Plan , showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading within thirty (30) days of the effective date of the approval. Any additional storm drainage run-off created by the use shall be retained in an on-site storm retention pond. A plan check fee will be required. (Development Title Section 9-884) Required improvements shall be installed within ninety (90) days of the effective date of the approval and before the approval of the Business License and issuance of the Final Certificate of Occupancy. C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust- free surface. The boat storage area may at a minimum be surfaced with six (6) inches of base material or as required by the Delta Fire District. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9- 1015. 5)
