Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Deny Site Approval Application No. SA-95-16 based on the inability to make the required <br /> Findings as contained in the staff report. <br /> Findings <br /> i. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable <br /> plan adopted by the County. <br /> • This Finding can be made because the proposed use, a farm services office, Is a <br /> permitted use in the AG-40 zone subject to an approved Site Approval application and <br /> Is consistent with the Agriculture provisions of the General Plan. There are no <br /> Master, Specific, or Special Purpose Plans affecting the site. <br /> 2. Adequate utilities,roadway improvements,sanitation,water supply,drainage,and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> This Finding can be made because adequate utilities, roadway improvements, <br /> sanitation, water supply, drainage, and other necessary facilities are existing or will <br /> be provided as required by applicable Ordinance and Development Title <br /> requirements. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> This Finding cannot be made because the size of the proposed farm services office, <br /> 2,880 square feet, is larger than needed for the small number of employees that <br /> would use the office and because a majority of the agricultural acreage under the <br /> owners' control is not located in the vicinity of the project site. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, <br /> or be injurious to the property or improvements of adjacent properties. <br /> • This Finding can be made because the Initial Study prepared for the project found no <br /> potentially significant, adverse environmental impacts. <br /> S. The use is compatible with adjoining land uses. <br /> • This Finding can be made because the Initial Study prepared for the project found <br /> that it would not result in any significant, adverse land use conflicts with adjoining <br /> property or land uses. <br /> San Joaquin County SA-95-16/Perry <br /> Community Development Page 6 <br />
