Conditions if Approved <br /> Site Approval Application No. SA-95-16 was approved by the Planning Commission on The <br /> effective date of approval Is _. This approval will expire on_, which Is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain In force, and (3) all necessary permits <br /> from other agencies have been secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy,468-3142) <br /> a. APPROVED USE. This approval shall be to establish a farm services office. The structure <br /> for the approved use shall not contain more than 700 square feet. <br /> b. BUILDING PERMIT. Submit s'COMMERCIALCOACH BUILDING PERMIT(Non-Residential <br /> Mobile Unit) for the installation of the commercial coach. The Site Plan required as a part <br /> of the building permit must show site drainage, driveway access details (including gates), <br /> on-site parking, existing and proposed utility services, landscaping, signs, and grading <br /> (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review (Development Title Section 9-884). <br /> C. SETBACKS. The structure approved for the farm services office shall respect the <br /> following minimum setback requirements: 30 feet in the front and rear of the project site <br /> and 10 feet on the sides of the project site. <br /> d. STORM DRAINAGE. Any storm drainage runoff created by new improvements shall be <br /> retained on the site (Development Title Section 9-1135.9). The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations for any storm drainage improvements shall be prepared by a registered civil <br /> engineer or architect and must be attached to the Site Plan. <br /> e. BUSINESS LICENSE. The applicant shall submit a Business License application prior to <br /> initiation of the approved use. (Section 701000 of the County Ordinance Code) <br /> f. PARKING and SURFACING. Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) <br /> (2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties.
