The 100-Year Flood Elevation will be <br /> approximately 10 feet NGVD. <br /> Walnut Grove Road has an existing right-of-way width of 60 feet, <br /> and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. A traffic study shall be prepared to address the traffic <br /> generation of the development and its impact on Walnut Grove <br /> Road, Thornton Road, Interstate Highway Route 5 and <br /> intersections. The developer shall deposit with the County, <br /> funds for all costs, as estimated by the Public Works <br /> Department Public Facilities Division, prior to Public Works <br /> Department preparing or contracting for the required study. <br /> (Development Title Section 9-1150.4) <br /> 2 . The access road approaches shall be improved in accordance <br /> with the requirements of the San Joaquin County Standards <br /> R-13 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3 .
