COMMENTS ON DEVELOPMENTS <br /> SP-93-1 PRE-APPLICATION <br /> 4 . Proof of legal use of the access road over Woodbridge <br /> Irrigation District canal shall be provided. <br /> (Development Title Section 9-1150. 5) <br /> 5. All interior streets shall be a minimum of 25 feet wide with no <br /> parking allowed and improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207, San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the Thornton <br /> Fire District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 6. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for <br /> the development. (Development Title Section 9-1135. 8) <br /> 7 . A public water system connecting to County Service Area No. 12 <br /> shall be constructed conforming to the requirements of the San <br /> Joaquin County Public Health Services Environmental Services <br /> Division and the Department of Public Works. <br /> (Development Title Section 9-1120.8) <br /> 8 . The project shall be served by a public sewer collection and <br /> treatment system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public <br /> Works. A wastewater treatment plant study acceptable to <br /> Department of Public Works and San Joaquin County Public <br /> Health Services Environmental Services Division is required <br /> prior to the approval of the improvement plans of any work <br /> within the site. (Development Title Section 9-1105. 8) <br /> 9 . The Traffic Impact Mitigation Fee shall be required for any <br /> new development. The fees are due and payable at the time of <br /> building permit application. (The fees currently are $4, 997 . 00 <br /> per 1, 000 gross square foot of building as "Retail Service", <br /> $1, 549 . 00 per 1, 000 gross square foot of building as "Service <br /> Commercial" , $1, 890. 00 per guest room as "Multi Family Dwelling <br /> Unit" , and $222 . 09 per daily trip-end generated in the Thornton <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 10. All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the access road and as required by the <br /> public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 2 <br />
