t <br /> REVISED CONDITIONS OF APPROVAL <br /> SA-01-71 <br /> Hernandez <br /> Revisions of Approved Actions for Site Approval Application No. SA-01-71 was approved by the San <br /> Joaquin County Community Development Department on March 12, 2002. The effective date of <br /> approval is March 22, 2002. This approval will expire on May 11, 2002, which is 60 days from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with;"(2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller,468-3228) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION <br /> ERMI IMPROVEMENT PLAN". The Site Plan required as a part of the improvement plan must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the"SITE PLAN CHECK LIST'for details). A fee is required for <br /> the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE:This approval is for auto sales and auto repair{heavy-and light) as <br /> shown on the Revised Site Plan dated Abe" �n� January 24 2002. Rhase ene shall be <br /> I <br /> (1) orhase-Gnc The approval shall consist of the following: ^„ <br /> A. Sales of used automobiles at an existing auto repair facility. <br /> B. The number of automobiles for sale at anyone time shall not exceed fifteen (15). <br /> C. The number of automobiles undergoing repair shall not exceed five(5) at anytime. <br /> (2) Phase 13-me consist of the <br /> A. The addition of 480 squaFe feet to the eAsting ShOp faGilit!Y, <br /> (3) All automobile repairs shall occur inside the existing building only. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required permits, <br /> the improvement plan with construction drawings shall be submitted within 30 days of approval and <br /> the conditions of approval shall be completed within 99 60 days of approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application.
