e. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A sixty-five (65) foot-long solid masonry wall six (6) to seven (7) feet in height shall be erected <br /> along the south property line beginning at the southwest corner of the property. The wall cannot <br /> be higher than three(3)feet in the front yard setback. (Development Title Section 1022.4[d][11) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height.Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) Storage shall not occur <br /> behind the existing building unless it meets screening requirements. <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A five (5) foot wide planting strip shall be installed adjacent to the masonry wall in the parking <br /> area. (Development Title Section 9-1020.5[e]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties.(Development Title Section 9-1015.51e]) <br /> (2) A minimum of four (4) parking spaces shall be provided, including an accessible space, which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). Striping is not required for the vehicles, that are for sale. However, <br /> the spaces shall be shown on the required site improvement plan. Vehicles for sale shall only be <br /> allowed in the space designated on the improvement plan. (Two spaces are required for every <br /> 1,000 feet of building area. 0.67 spaces are required for every employee.) (Development Title <br /> Section 9-1015.3) <br /> (3) Additionally, one space shall be required for each stored vehicle on the property. (Development <br /> Title Section 9-1015.3) <br /> (4) All inoperable vehicles to be repaired shall be stored inside the existing building; no outside <br /> storage of inoperable vehicles shall be allowed. <br /> (5) All parking stalls and directional arrows must be delineated with paint.(Development Title <br /> Section 9-1015.5[d]) <br /> (6) Each parking stall shall be an unobstructed rectangle, minimum nine(9)feet wide and twenty <br /> (20)feet long.
