c <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for auto sales and auto repair(heavy and light) in two <br /> phases as shown on the Plan dated September 10, 2001. Phase one shall be completed <br /> within 90 days of approval. Phase two shall be completed within 36 months of approval. <br /> i) Phase one shall consist of the following: <br /> (1) Sales of used automobiles at an existing auto repair facility. <br /> (2) The number of automobiles for sale at any one time shall not exceed fifteen (15). <br /> (3) The number of automobiles undergoing repair shall not exceed five (5) at any time. <br /> ii) Phase two shall consist of the following: <br /> (1) The addition of 480 square feet to the existing shop facility. <br /> iii) All automobile repairs shall occur inside the existing building only. <br /> c) COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the improvement plan with construction drawings shall be submitted within 30 days <br /> of approval and the conditions of approval shall be completed within 90 days of approval. <br /> d) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e) SCREENING: Screening shall be provided and comply with the following: <br /> i) A sixty-five (65) foot-long solid masonry wall six (6) to seven (7) feet in height shall be <br /> erected along the south property line beginning at the southwest comer of the property. <br /> The wall cannot be higher than three (3) feet in the front yard setback. (Development <br /> Title Section 1022.4[d][11) <br /> ii) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings.
