SA-90-63 OF FRANK BUDELISCH <br /> The pre-application is for the construction of a service station, <br /> two convenience restaurants (with drive-through service) and a <br /> convenience store (with gas pumps) , and three specialty shops. An <br /> existing service station is located at the west end of the site. <br /> The applicant would like to rebuild the station at the project <br /> site. An existing restaurant at the project site will be removed. <br /> The remainder of the parcel is vacant. <br /> This pre-application memo will review the following major issues: <br /> - General Plan and Zoning <br /> - Traffic and Circulation <br /> - Water Supply, Sewage Disposal and Drainage <br /> - Signage <br /> General Plan and Zoning: <br /> Approximately the western half of the parcel is designated as <br /> highway service on the General Plan and is zoned H-S (Highway <br /> Service) . The current and proposed service station is <br /> conditionally allowed under the current General Plan and zoning. <br /> Approximately the eastern half of the parcel is designated Limited <br /> Industrial on the General Plan and is zoned M-1 (Limited <br /> Manufacturing) . The existing restaurant and the proposed <br /> restaurants are conditionally permitted under the current General <br /> Plan and zoning. The proposed convenience store and shops are not <br /> allowed in the M-1 zone, and are not allowed under any zone <br /> designation implementing the Limited Industrial General Plan <br /> designation. <br /> 1jov <br />
