CONDITIONS OF APPROVAL <br /> MS-92-46 <br /> VINCENT J. SANTINI, JR. <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 096 . 00 per single family dwelling unit in the <br /> Escalon area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304) <br /> C . Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Williams Road to the property line <br /> shall be required across the frontage of Parcel 1 . <br /> (Planning Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Williams Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural street. The <br /> construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250 . 00 <br /> fee is currently required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcel 1 and an estimate. <br /> The estimate and description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval . As an option the Department of Public Works <br /> will prepare the drawing and estimate for an additional <br /> fee of $100 . 00 . ) (Planning Title Section 9-9430 , 9-9431) <br /> e. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> f.
