PA-0900100 OF <br /> WINDMILL COVE RESORT & MARINA, LLC (APN: 131-220-08) <br /> (7600 WINDMILL COVE, STOCKTON, CA) <br /> The applicant has submitted the above referenced Entertainment Permit pre-application <br /> for live entertainment and outdoor events for an existing marina, restaurant and bar. The <br /> applicant is not proposing any new structures with the application. The events to be <br /> proposed are weddings, corporate parties and non-profit fundraisers also including live <br /> bands and disc jockeys. The project site is located on the east side of Windmill Cove <br /> Road, one mile west of Holt Road. The parcel has a General Plan designation of OS/RC <br /> (Resource Conservation) and a Zoning of AG-80 (General Agriculture, 80-acre <br /> minimum). <br /> The Community Development Department has reviewed the pre-application and offers <br /> the following comments: <br /> Background <br /> The Windmill Cove Marina historically has been recognized as a Public Recreation and <br /> Marina facility with a restaurant, uncovered boat docks, campground and recreational <br /> vehicle area. On February 17, 1966 the Planning Commission approved Use Permit <br /> application UP-3540 to expand an existing marina to include four house trailers and <br /> restroom facilities. On August 5, 1982 the Board of Supervisors approved Use Permit <br /> application U-82-54 to expand the existing Marina to include 24 additional berths and <br /> expand the campground facility. On April 28, 2009 an Improvement Plan application <br /> was applied for to relocate 12 (twelve) parking spaces, grade and improve the existing <br /> access road and create 12 (twelve) more recreational vehicle sites and relocate the tent <br /> camping area with the equal amount of sites.
