Acres Maintenance District, and frontage improvements are required by the Department of <br /> Public Works per Development Title Section 9-1150.2(d)(1). <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the property involved is of adequate size and shape to <br /> accommodate the proposed sports bar business. The Site Plan shows that there is <br /> sufficient area for parking along the front of the building site, in compliance with County <br /> Standards. The proposed use will be located in a tenant space within an existing <br /> commercial,building. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the approved use will not interfere with or alter the <br /> current land uses on adjacent properties or neighboring tenant spaces.
