]EC-21-2006 09=59 AM <br /> A second motion was made and seconded: <br /> The Woodbridge MAC recommends that item 7, recommendation to connect to public <br /> water system be revisited by the San Joaquin Planning Department. <br /> The Motion carried. <br /> Woodbridge MAC asks for an explanation of item seven, so we may better understand <br /> the nature of this Recommendatlon. <br /> The building owner states that the water from the existing well is tested on a monthly <br /> basis and results forwarded to the health department. <br /> DISCUSSION: <br /> Due to Developmental Title Section 9-1150.2, and the Woodbridge Development <br /> Project and the Guideline to Improve Woodbridge; the discussion included <br /> architectural / visual issues, Public Works issues and Public Safety issues. <br /> Citizens expressed concern about the exterior condition of the building, which is out of <br /> line with the work done to improve the business district. The citizens would like to see <br /> the exterior of the building improved to better fit in with the recent upgrade of the area. <br /> This location is prone to flooding directly in front of and around the immediate area. <br /> Curbs, sidewalks, gutters and proper drainage are a must for this location. <br /> Parking is a concern. The location provides a few slots which are shared by existing <br /> businesses. Per the Woodbridge Development Guidelines, provision are required. A <br /> plan to meet the additional parking requirement, is not available. <br /> In regards to Public Safety; the current gang activity in this area, intoxicated persons <br /> walking across the streets , and possible increase in car burglaries and or attacks on <br /> citizens were discussed. <br /> We suggest that the Applicant and the Owner continue to dialog and to meet the <br /> Recommendations as directed by the Public Works Department. <br /> The Applicants and the Owner shared that they experience frustration in dealing with <br /> the Public Works department because they can not get a correct, direct , or clear <br /> explanation of what they are asked to perform.
