CONDITIONS OF APPROVAL <br /> MS-92-138 <br /> KENNETH J. EHLERS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> d. The frontage improvements for Woodbridge Road across <br /> Parcel 2 shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way rural <br /> collector road. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Parcel Map. (A $250 . 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed, legal description of Parcel <br /> 1 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9430, 9-9433) <br />
