APN: 0 11-160-01 <br /> INTRODUCTION & PROPOSED DEVELOPMENT <br /> The site is located in Sec. 36, T4N, R5E at 5730 W. Woodbridge Road, Lodi, California. The <br /> UPRR borders the parcel on the east. The site contains approximately 78 acres. The site contains <br /> the former Simoes Dairy with employee rental units. The owner plans to construct a residence to <br /> the west of the dairy complex on a finance parcel. (2.5 acres). The zoning is AG-40. A Tentative <br /> Parcel Map is included. The finance parcel site has been cleared of any grape vines for the <br /> construction of the SFR. The 2.5 acre site is vacant except for existing grape vines. No pools, <br /> natural drainage courses, ponds or waterways exist on the finance parcel. <br /> PRESENT/PROPOSED USES OF THE SITE <br /> Parcel 1 (Finance Parcel) is located in the grape vineyard approximately 120 feet westerly from <br /> the most westerly structure at Simoes Dairy Site. Prior use was pasture/bay when the dairy was in <br /> operation. The present owner established the vineyard after purchase in 1999. <br /> EXISTING/PROPOSED SEPTIC TANK USAGE <br /> The records at the Environmental Health Department were reviewed for repair and service life <br /> and are included in this report. The septic reports indicate repairs as follows: <br /> 5378 W. Woodbridge Rd. Add 100' LL <br /> 5573 " Add two 80' LL <br /> x 5590 " Add 36'LL + sump in 1976 (Simoes Dairy) <br /> =5630 " System failed 1981 (Simoes Dairy) <br /> 5650 " Add 55' LL+ pit <br /> The top 40" of the soil strata is silty, clay, sand. The sandy clay strata begins at approximately 40- <br /> 42 inches as observed in the test-holes. Because of the high water table in the area 25' pits cannot <br /> be utilized. The existing permits of record indicate trenches comprise the leach fields with shallow <br /> sumps in some cases as required. The contractor building the SFR indicated the new well is to the <br /> south of the residence and the leach field to the north. The owner on April 21, at the site, stated <br /> he wants the well on the northwest portion of the parcel and the leach lines on the east side of the <br /> proposed residency The owner was informed we would perc the portion of the parcel as he <br /> directee Based on the water table the new leach field should consist of standard trench and no <br /> pits. Depending on the exact location of the SFR, some additional grape vines may have to be <br /> removed. <br /> 1. <br />
