PA-1800279 OF STOKES & <br /> LOMBARDI FARMS (C/O DILLON & MURPHY) (APN: 011-170-52) <br /> (ADDRESS: 5573 WEST WOODBRIDGE ROAD, LODI) <br /> The applicant has submitted the above referenced Use Permit application to expand an <br /> existing large winery in five (5) phases over ten (10) years. (Use Type: Wineries and Wine <br /> Cellars - Winery, Large). Phase One includes the construction of a 10,000 square foot <br /> Storage and Bottling building. Phase Two, to be completed-in seven (7) years, includes the <br /> construction of a 35,0.00 square foot building for an Event center, Tasting room, and <br /> Executive offices. Phase Three,to be completed in-eight(8)years, includes a 10,000 square <br /> foot expansion to the Phase One Storage and Bottling building. Phase Four,to be completed <br /> in 9 (nine) years, includes a 10,000 square foot expansion to the Phase Three Storage and <br /> Bottling building expansion. Phase five (5) to be completed in ten (10) years, to include a <br /> 10,000 square foot expansion to the Phase Four Storage and Bottling building expansion. <br /> The applicant is proposing nineteen (19) marketing events per year with a maximum <br /> attendance of 50 people per marketing event. No amplified or outdoor music is proposed with <br /> this application. <br /> The project site is located on the north side of West Woodbridge Road, 4,700 feet east of <br /> Thornton Road, Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the application and has the <br /> following comments: <br /> Background <br /> On September 26, 1985, the Board of Supervisors approved Zone Reclassification <br /> application No. ZR-85-0025 to rezone a nine (9) acre portion of a thirty (30) acre parcel <br /> (APN: 011-170-03) from GA-40 (General Agriculture) to EA/AP-10 (Exclusive <br /> Agriculture/Agriculture Products) to facilitate a winery project. <br /> On October 16, 1986, the Community Development Department approved Development <br /> Plan application No. DP-87-0017 to convert an existing milk barn into a winery operation <br /> 1 <br />
