i) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with asphalt concrete or Portland cement concrete to <br /> provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5[e]) <br /> 2) A minimum of seventy (70) parking spaces shall be provided at full buildout as <br /> follows: Eleven (11) parking spaces for Phase One (1), twenty-five (25) parking <br /> spaces for Phase Two(2),twelve(12)parking spaces for Phase Three(3),eleven <br /> (11)parking spaces for Phase four(4), and Eleven(11)parking spaces for Phase <br /> Five (5) of development. (Development Title Section 9-1015.9) <br /> 3) Each parking stall shall be an unobstructed rectangle, minimum 9 feet wide and <br /> 20_feet long. (Development Title Section 9-1015.5[b]) <br /> 4) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> 5) Parking spaces for persons with disability shall be provided as required by <br /> Chapters 11A and 11 B of the California Building Code. <br /> j) ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five(25)feet for two- <br /> way aisles and sixteen (16) feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty (20) feet <br /> wide. (Development Title Section 9-1015.5[h][1]) <br /> k) LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> 1) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Woodbridge Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020). <br /> 2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent(5%)of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. 256 trees shall be planted, evenly spaced <br /> throughout the parking lot. <br /> m) SCREENING: Screening shall be provided and comply with the following: <br /> 6 <br />
