• Phase 2 (with building permits to be issued within seven [7] years from the <br /> effective date of approval) includes the construction of a 35,000 square foot <br /> building for an Event center, Tasting room, and Executive offices. <br /> • Phase 3 (with building permits to be issued within eight [8] years from the <br /> effective date of approval) includes the construction of a 10,000 square foot <br /> expansion to the Phase One Storage and Bottling building. <br /> • Phase 4 (with building -permits to be issued within nine [9] years from the <br /> effective date of approval) includes the construction of a 10,000 square foot <br /> expansion to the Phase Three Storage and Bottling building expansion. <br /> • Phase 5 (with building permits to be issued within ten [10] years from the <br /> effective date of approval). includes the construction of a 10,000 square foot <br /> expansion to the Phase Four Storage and Bottling building expansion. <br /> c) PRODUCTION CAPACITY: A large winery shall have a minimum production <br /> capacity of 100,000 gallons of wine per year. (Development Title Section 9-10753[a]) <br /> d) SETBACKS: The following requirements apply and shall be shown on the Site Plan: <br /> (1) New construction or the use of existing buildings, permanent parking areas and <br /> outdoor eating/entertaining areas shall be set back a minimum of 200 feet from <br /> Dustin Road and Acampo Road (Development Title Section 9-1 075.3[c][1]y <br /> (2) New construction or the use of existing buildings, permanent parking areas and <br /> outdoor eating/entertaining areas shall be set back a minimum of 300 feet from <br /> the southern property lines of APN: 017-150-32 along APN: 017-1-50-33 <br /> (Development Title Section 9-1075.3[c][2][A]) <br /> e) MARKETING EVENTS: Marketing Events are subject to the following regulations: <br /> (1) A maximum of twenty(20) marketing events are permitted annually as a part of <br /> the proposed marketing plan dated October 18, 2018. <br /> (2) Each event shall have a maximum attendance of fifty(50) people. <br /> (Development Title Section 9-1075.9 [e][2]) <br /> (3) Marketing Events shall end by 10:00 p.m. (Development Title Section 9-1075.9 <br /> G]). <br /> f) MARKETING CALENDAR:A Marketing Calendar shall be filed with the Community <br /> Development Department and updated as required for any winery or off-site wine <br /> cellar with approve Marketing Events, Accessory Winery Events, Wine Release <br /> Events and/or Industry Wide Events. <br /> g) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If <br /> the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits.
