INTRODUCTION <br /> This study was prepared to satisfy the Conditions of <br /> Approval of Minor Subdivision MS-94-48. <br /> PROPOSED DEVELOPMENT <br /> The property is vacant as shown on Exhibit 2. Three 2+ <br /> acres homesites are planned. <br /> PRESENT AND PAST USES OF SITS <br /> The site has historically been, and is now, graz±ng <br /> land. <br /> SITE SUITABILITY <br /> This site is a part of the Woodson Estates development <br /> of which only Unit 1 (i*mnelately across Jahant Slough) <br /> was built or will be built. A Soils Report <br /> (Kleinfelder File #5-2675-1) was prepared for this site <br /> and is hereby made a portion of this report. A boring <br /> from that report is included as Exhibit #1A and 1B. <br /> Surface Percolation Tests were taken at this site and <br /> the adjacent Woodson Estates Unit No. 1. The <br /> percolation rates were not adequate and deep <br /> percolation tests were run. Good results were obtained <br /> for the subdivision and the results of tests run for <br /> this project are attached at the and of this study. <br /> GROUND WATER <br /> From the San Joaquin County Flood Control and Water <br /> Conservation District Study we find that the ground <br /> water depth is approximately 85 feet and that the <br /> gradient falls northerly at approximately 10 feet per <br /> mile. See Exhibits 3A and 3B. <br /> SOILS AND PERCOLATION TEST <br /> Per the "Soils of San Joaquin County" , as published by <br /> the University of California, the soil is San Joaquin <br /> Loam. <br />
