Box 1345 <br /> Galt, CA 95632 <br /> Subject: SOIL SUITABILITY AND NITRATE LOADING STUDIES <br /> PROPOSED STONEGATE ESTATES <br /> PA-02-27 <br /> 24483 NORTH HIGHWAY 99 FRONTAGE ROAD <br /> ~ SAN JOAQUIN COUNTY, CALIFORNIA <br /> Dear Mr. Van Elora: <br /> Klcinfelder is pleased to present'the results of our soil suitability and nitrate loading studies for <br /> the proposed Stonegate Estates. -The Assessor's Parcel Numbers of the proposed development <br /> are 005-160-05, 005-160-26, and 005-160-28. A,'parcel map is presented on Plate 1. The <br /> purpose of our studies was to determine the suitability of the properties for septic tank usage. <br /> The studies were performed in general accordance with the requirements of Section 9-101000 <br /> of San Joaquin County Ordinance. The following includes background information regarding <br /> the proposed development, past and present use of the site, existing septic tank performance <br /> and permitting, and the groundwater conditions in the project area. In addition, discussions <br /> regarding our investigative procedures and the site conditions encountered during our field <br /> exploration and the results of percolation tests and nitrate loading calculations are presented. <br /> Finally, our project limitations are provided. <br /> 1. SITE DESCRIPTION 1 PROPOSED DEVELOPNIENT <br /> The existing 42.9-acre project area will be split to create 17 individual lots that will be <br /> developed into single-family residences. The existing parcels are zoned R-R (Rural <br /> Residential). A map showing the proposed parcel lot lines is presented on Plate 2. <br /> At the time of our investigation, the study area consisted of an agricultural field. Oak trees <br /> were located along the north property boundary at the edge of Jahant Slough. A disconnected <br /> agricultural well was located in the northeast portion of the property. The site was bounded on <br /> the south by Woodson Road, on the north by Jahant Slough, on the west by single family <br /> residences and undeveloped lots, and on the east by Highway 99 Frontage Road.
