SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Dennis Gardemeyer of <br /> Zuckerman Mandeville, Inc. to conduct a Soil Suitability Study for the Zuckerman <br /> Mandeville property located at 111 North Zuckerman Road, Stockton, California (Plate <br /> 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> The proposed project is a minor subdivision to split the Site into four new parcels and a <br /> designated remainder (Plate 2). No change in Site use is anticipated. <br /> Site Description <br /> The Site is an approximately 1,400-acre portion of Assessor's Parcel Number (APN) <br /> 129-080-71. The County project application number is PA-1200102. The Site consists <br /> of open agricultural land used for growing a variety of crops. A packing shed, a shop <br /> and associated outbuildings, three silos, and two complexes containing farm labor <br /> housing are located on the property. Two domestic water wells are located on the Site. <br /> A recent aerial photograph of the Site is included as Plates 3 and 4. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 15 feet below mean sea level (Plate 5). The Site topography is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-80, general agriculture with a minimum parcel size of 80 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE 1213 Page 1 <br />
