CONDITIONS OF APPROVAL <br /> SA-01-70 <br /> Raverty <br /> Site Approval Application No. SA-01-70 was approved by the San Joaquin County Community <br /> Development Department on November 14, 2001. The effective date of approval is November 24, <br /> 2001. This approval will expire on May 26, 2003, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jennifer Jolley,468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for an oil sales and services business to be completed in two(2) <br /> phases as shown on the Plan dated November 6, 2001 (Use Type: General Industrial-Intermediate). <br /> All necessary building permits and necessary permits from other agencies must be issued within 18 <br /> months for Phase I and prior to October 31,2006 for Phase II. The phases are approved as follows: <br /> (1) Phase l: <br /> A. One(1)6,000-square-footopen shed building <br /> B. One(1)9,600-square-footwarehouse <br /> (2) Phase II: <br /> A. One(1)6,000-square-footwarehouse <br /> B. One(1) 3,200-square-footoffice <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. SETBACKS: The following setback requirements shall apply: <br /> (1) The 9,600-square-foot warehouse building (Phase I) shall be set back a minimum of thirty (30) <br /> feet from Golden Avenue. <br /> Conditions of Approval 1 - SA-01-70 <br />
