(2) The 6,000-square-foot warehouse building(Phase II) shall be set back a minimum of thirty (30) <br /> feet from Golden Avenue and shall have a side yard setback of a minimum of twenty (20) feet <br /> from the rear yard of APN: 143-390-01. <br /> (3) The 3,200-square-foot office building (Phase 11) shall be set back a minimum of thirty (30) feet <br /> from Miner Avenue. <br /> e. MERGE PARCELS: Assessor Parcel Numbers(APN) 143-390-02,03, and 04 shall be merged into <br /> one parcel. A Merger application can be obtained at the Community Development Department. <br /> There will be a processing fee for this application. <br /> f. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> g. PARKING: Off-street parking shall be provided and comply-with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Large trucks used for transporting oil may be <br /> parked on triple chip seal. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> (2) A minimum of twenty-five (25) parking spaces shall be provided, including one (1) van <br /> accessible space. Accessible spaces shall be located as close as possible to the primary <br /> entrance(C.C.R.,Title 24). <br /> A. Fifteen(15)parking spaces shall be provided for Phase L <br /> B. The remainder of the parking spaces(10)shall be provided for Phase 11. <br /> C. One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> h. LOADING: Two(2) loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists.
