GOLDEN GATE AVE (APN 143-390-021 (SA-01-70) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1 . The owner/developer should dedicate as needed within the limits of the project to provide a <br /> 50' roadway section (25' half section) on Miner Avenue. Frontage improvements including, <br /> but not limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting should be installed prior to occupancy of any new buildings/structures on this site. <br /> Should installation of these improvements prove not practical due to existing physical <br /> constraints, the owner/developer should enter into a Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such time as <br /> it is practical. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> 2. The existing access locations on Miner Avenue at the NW corner of the site as well as at the <br /> interjection of Alice Street should be abandoned. <br /> 3. Lot line mergers should be recorded prior to permit issuance <br /> 4. All vehicle parking and traveled areas shall be paved to ensure no tracking onto the public <br /> roadway. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
