� v <br /> setback of a minimum of twenty (20) feet from the rear yard of APN: 143-390- <br /> 01. <br /> 3) The 3,200 square foot office building (Phase II) shall be setback a minimum of <br /> thirty (30) feet from Miner Avenue. <br /> d. MERGE PARCELS: Assessor Parcel Numbers (APN) 143-390-02,03,04, & 05 <br /> shall be merged into one parcel. A merger application can be obtained at the <br /> Community Development Department. There will be a processing fee for this <br /> application. <br /> e. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> 2) A minimum of forty-one (41) parking spaces shall be provided, including two (2) <br /> accessible spaces, one of which shall be van accessible. Accessible spaces <br /> shall be located as close as possible to the primary entrance (C.C.R., Title 24). <br /> (A) Thirty-three (33) parking spaces shall be provided for Phase I <br /> (B) The remainder of the parking spaces (8) shall be provided for Phase II. <br /> 3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> g. LOADING: Two (2) loading spaces shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may b3 used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6) <br /> In. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br />
