� v setback of a minimum of twenty (20) feet from the rear yard of APN: 143-390- 01. 3) The 3,200 square foot office building (Phase II) shall be setback a minimum of thirty (30) feet from Miner Avenue. d. MERGE PARCELS: Assessor Parcel Numbers (APN) 143-390-02,03,04, & 05 shall be merged into one parcel. A merger application can be obtained at the Community Development Department. There will be a processing fee for this application. e. STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) f. PARKING: Off-street parking shall be provided and comply with the following: 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) 2) A minimum of forty-one (41) parking spaces shall be provided, including two (2) accessible spaces, one of which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (A) Thirty-three (33) parking spaces shall be provided for Phase I (B) The remainder of the parking spaces (8) shall be provided for Phase II. 3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) g. LOADING: Two (2) loading spaces shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may b3 used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) In. LIGHTING: Lighting shall be provided and comply with the following: 1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) 2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists.
