The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a twenty-five (25) foot wide right-of-way from the centerlines of Golden Gate Avenue <br /> and Miner Avenue to the property across the parcel's frontage: (A $225.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Golden Gate Avenue, Miner Avenue and Alice Street shall <br /> be constructed in conformance with the standards for one-half of a 50-foot right-of-way <br /> local residential street. The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $260.00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an <br /> option, the Department of Public Works will prepare the drawing and estimate for an <br /> additional fee of$115.00.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to approval of the improvement plan. (The fee currently is $1,600.00 for <br /> the first unit and $1,049.00 for each additional unit in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to approval of the improvement plan. The fee currently <br /> is $1,611.64 for the first unit and $483.50 for each additional unit. The fee shall be <br /> automatically increased on January 1 of each year through the year 2005 at the rate of <br /> 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the improvement plan shall be submitted prior to release of building permit or <br /> improvement plan. <br /> 8. The City of Stockton shall verify that the appropriate Right of Service Units for <br /> sanitary sewer have been paid for the proposed mobilehome park prior to approval of the <br /> improvement plan.
