PROPOSED <br /> Section Five: Setbacks and Structure Standards — 5.4 Building to Building Setbacks <br /> 1. Attached Dwelling Units: No building-to-building setback is required for <br /> attached units, provided building code requirements are met. <br /> 2. Building-to-Building:Where two residential structures are notattached,the <br /> setback from habitable structure to habitable structure shall bea minimum <br /> of 8 feet. <br /> a. Non-habitable portions of the residential structure, such as(but not limited <br /> to) chimneys, media niches, eaves or other projections may encroach into <br /> this setback. <br /> b. The separation between residential structures including (but <br /> not limited to) chimneys, media niches, eaves, etc., shall conform to <br /> building code requirements. <br /> 3. Shared Drives: Setbacksfrom building to buildingon the 4-st first floor <br /> across a shared drive shall be a minimum of 30 feet. <br /> 4. Shared Drives: Shared drivesshall maintain azone clear of obstructions a <br /> minimum of 20 feetwide and 4,3-.&' 13Y2 feet high. <br /> 5. Paseos: Setbacks from building to building where buildings front onto <br /> each other across a pedestrian paseo shall bea minimum of 2^a 20 feet <br /> (excluding covered porches,balconies,fenced orwalled courtyards,bay <br /> windows,eaves,media niches,chimneys or other projections from the <br /> main building), No fences, walls or other structures appurtenant to private <br /> dwellings may be constructed within a zone minimum of 10' feet wide <br /> along the paved pedestrian path in said paseo. <br /> 6. Paseos: Setbacks from building to building where a building fronts on to <br /> the side or rear of another building across a pedestrian paseo shall be <br /> minimum of 20'feet (excluding covered porches, balconies, fenced or <br /> walled courtyards, bay windows, eaves, media niches, chimneys or other <br /> projections from the main building). No fences, walls or other structures <br /> appurtenant to private dwellings may be constructed within a <br /> zonea minimum of 10'feet widealong the paved pedestrian path in said <br /> paseo. <br />
