Special Purpose Plan Cassano Kamilos Homes at College Park <br /> SECTION THREE: RESIDENTIAL LAND USAGE <br /> 3.1 Introduction <br /> The Cassano Kamilos Homes at College Park project area includes both Medium- <br /> Density Residential(R-M)and Medium-High Density Residential (R-MH)uses. <br /> There are to be 99 primary R-M dwelling units within the project area,and 130 <br /> primatyR-MH units. (See Figure 2.2,Zoning.) The intent ofthis project is to <br /> visually integrate the R-M and R-MH components to create a rich and varied <br /> tapestry of housing types,home sizes,floorplans and architectural styles. <br /> The setback and structure standards set forth in this Special Purpose Plan override <br /> and supersede standards adopted as part ofprevious plans,including those <br /> contained in Table 9-310.3MCP ofthe Mom I tainHouse Development Title,as <br /> provided for infootnote 2 ofthattable. <br /> 3.2 Housing Types <br /> 1. The project shall include single family detached, and second unit dwellinesdffpleA-end- <br /> 1,:_ plaits. <br /> 2. Floorplans within the projectareashallrangeinsizeftomlessthan1,500 <br /> square feetto more than 2,300 square feet for primary residential units. <br /> 3. At least one floorplan within the projectareashall provide,as an option tothe <br /> homebuyer, a second unit dwelling, or eetTiagecarriaee unit,with separate <br /> entry, kitchen and bath. Residential lots including a second unit dwelling <br /> shall provide garage parking for one additional automobile. Floorplans that <br /> include the option for a second unit dwelling or carriage unitshall be plotted on <br /> a minimum of 10%of residential lots within the project area. <br /> 4. At leastone floorplan within the projectarea shall have a livable area(interior of <br /> thehouse,not including the garage)ofnot more than 1,500 square feet. Such <br /> floorplans shall be plotted on a minimum of 10%of residential lots within <br /> the project area. The developer may satisfy both this condition, ander <br /> condition fee a seeend unit 'welt ng3.2.3 by providing a single floorplan that <br /> has a primary of 1,500 square feet or less AND a second unit dwelling This <br /> floor plan must be plotted on 10%of the lots within the project area. <br /> 5. Floorplans including a 3'd story element may be located anywhere within the <br /> projectarea,Floorplans that include aYd story element shall be plottedonno <br /> more than 35%of residential lots within the project area. <br /> 3.3 Exterior Character of Residential Units: <br /> Homes within the project area shall be built in a variety of compatible <br /> architectural styles and sited with a variety oforientations,with an emphasis on the <br /> "walkup"identityand appealofthe building: <br /> I. Three Mediterranean Revival styles(Italianate,Monterey,and Mission),one <br /> Arts and Crafts Movement style(Craftsman), and one American Wood <br /> Heritage style(Traditional)shall be used throughout the project site. <br /> 2.
