Special Purpose Plan Cassano KarnHos Homesat College Park <br /> SECTION FIVE: SETBACKS & STRUCTURE STANDARDS <br /> 5.1 Introduction <br /> Separation between buildings, setbacks from public rights-of-way and the <br /> adjacent PG&E 230 kV transmission line, and structure standards are important <br /> for the safety and aesthetics of the Cassano Kamilos Homes at College Park <br /> project. Because of the nature of the lots and parcels to be created, setback and <br /> structure requirements for this project differ significantly from previously <br /> approved projects in the Mountain House New Town. The setback and structure <br /> standards setforth in this Special Purpose Plan override and supersede standards <br /> adopted as partofprevious plans, including those contained in Table 9-310.3MCP <br /> of the Mountain House Development Title, as provided for in footnote 2 of that <br /> table. Requirements ofthe Building Code are not affected by the provisions of <br /> this Special Purpose Plan. <br /> 5,2 Setbacks from Property Lines <br /> 1. There is no minimum setback required from the property line of the lot <br /> containing residential units in this project. See section 5.3,5.4 and 5.5 for <br /> setbacks to public rights-of-way,other buildings,and the PG&E tower line <br /> easement. <br /> 2, Lots shall encompass the entirety of the subject residential unit. <br /> 3, Accessory structures not considered part of the livable area of a residential <br /> unit,such as(but not limited to)covered porches, balconies, bay windows, <br /> eaves,media niches,chimneys orother projections from the main building <br /> may occur outside the lot so long as they are in a private use easement. <br /> 4. Private outdoor areas such as but not limited to private yards, patios or <br /> courtyards,and private outdoor use area accessories, including but not limited <br /> to pools,spas,trellises or other shade structures, built-in outdoor kitchens,and <br /> structures such as chimneys,air conditioning units,pool equipment sheds,and <br /> the fences or walls surrounding them are not subject to setbacks, except as set <br /> forth in 5.3 below, and as required by the Building Code, and may occur <br /> outside the subject residential lot within a private use easement. <br /> 5.3 Setbacks from Public Rights-of-Way <br /> I. Setbacks to habitable structuresfrom public rights-of-way shall be a minimum <br /> of 10 feet. <br /> a. Encroachment of up to 2.5 feet into the required setback is permitted for <br /> items and non-livable areas such as,but not limited to,chimneys, air <br /> conditioning units,bay windows,media niches,etc. <br /> b, Encroaching items shall not obstruct sight distances required for the safe <br /> operation of motor vehicles at street intersections. <br /> c.
