GENERAL NOTES
<br />A. GENERAL REQUIREMENTS
<br />1. CONSTRUCTION SHALL CONFORM TO THE CALIFORNIA BUILDING CODE 2013 EDITION (HEREINAFTER REFERRED
<br />TO AS THE CODE), ALL APPLICABLE ORDINANCES AND REGULATIONS, THE SPECIFICATIONS AND THE
<br />DRAWINGS.
<br />2. THE CONTRACTOR SHALL ASSUME SOLE AND COMPLETE RESPONSIBILITY FOR JOB SITE CONDITIONS DURING
<br />THE COURSE OF CONSTRUCTION OF THIS PROJECT INCLUDING SAFETY OF ALL PERSON AND PROPERTY.
<br />THIS REQUIREMENT SHALL APPLY CONTINUOUSLY AND NOT BE LIMITED TO NORMAL WORKING HOURS. THE
<br />CONTRACTOR SHALL PROVIDE PUBLIC PROTECTION AS NECESSARY AND REQUIRED BY GOVERNING CITY
<br />AGENCIES.
<br />3. TRADE NAMES AND MANUFACTURES REFERRED TO ARE FOR QUALITY SUBMITTED TO AND APPROVED BY THE
<br />OWNER AND DESIGNER PRIOR TO THEIR PURCHASE AND INCORPORATION INTO THE WORK.
<br />4. THE CONTRACTOR IS RESPONSIBLE FOR ALL COORDINATION BETWEEN SUBCONTRACTORS BASED ON ENTIRE
<br />SET OF DOCUMENTS. NO EXTRA COMPENSATION WILL BE GIVEN TO A BIDDER OR SUPPLIER WHO HAS BID
<br />FROM AND INCOMPLETE SET OF CONSTRUCTION DOCUMENTS. IN CASE OF INCONSISTENCIES OR
<br />DISCREPANCIES BETWEEN DRAWINGS THE MOST STRINGENT NOTE OR CONDITION SHALL APPLY AND THE
<br />CONTRACTOR SHALL NOTIFY OWNER/ARCHITECT IMMEDIATELY OF SUCH DISCREPANCIES.
<br />5. IT IS THE RESPONSIBILITY OF THE CONTRACTOR ON THE FIELD TO VERIFY EXISTING SITE CONDITIONS AND
<br />DIMENSIONS PRIOR TO STARTING CONSTRUCTION. THE CONDITIONS SHOWN ON THESE DOCUMENTS ARE
<br />BASED ON INFORMATION SUPPLIED BY LANDLORD.
<br />6. THE CONTRACTOR IS RESPONSIBLE FOR MAINTAINING A CURRENT SET OF CONSTRUCTION DRAWINGS ON SITE
<br />DURING CONSTRUCTION. THE CONTRACTOR SHALL INDICATE ON THESE PLANS ALL APPROVED CHANGES TO
<br />THIS WORK. THIS SET SHALL BE TURNED OVER TO OWNER/ARCHITECT WHEN THE PROJECT IS COMPLETE.
<br />7. IF ANY ERRORS, DISCREPANCIES OR OMISSIONS APPEAR ON THESE DRAWING, SPECIFICATIONS OR OTHER
<br />CONTRACT DOCUMENTS, THE CONTRACTOR SHALL NOTIFY OWNER/ARCHITECT IMMEDIATELY.
<br />8. NO MATERIAL SUBSTITUTIONS WILL BE ALLOWED UNLESS SUBMITTED IN WRITING TO OWNER\ARCHITECT FOR
<br />APPROVAL IN WRITING. NOTIFICATION MUST BE SUBMITTED WITHIN 10 WORKING DAYS OF CONTRACT AWARD.
<br />9. THE CONTRACTOR IS REQUIRED TO PROVIDE A LIST OF ALL SUBCONTRACTORS TO BE USED AND SUBMIT
<br />LIST TO THE OWNER/ARCHITECT WITHIN 10 WORKING DAYS OF CONTRACT AWARD.
<br />10. THE CONTRACTOR IS RESPONSIBLE FOR CHECKING IN AND VERIFYING ALL SHIPMENTS OF OWNER SUPPLIED
<br />MATERIALS. THIS INCLUDES VERIFYING PACKING LISTS AGAINST ORDER FORMS AND BILLS OF LOADING. IF
<br />THIS IS NOT DONE, THE CONTRACTOR WILL BEAR THE COST OF ANY EXPEDITED FREIGHT CHARGES TO MEET
<br />THE CONSTRUCTION SCHEDULE. THE CONTRACTOR IS RESPONSIBLE FOR FILING DAMAGE REPORTS AND
<br />MUST MAINTAIN PACKING MATERIALS FOR SHIPMENT OF DAMAGED ITEMS.
<br />11. THE CONTRACTOR SHALL KEEP ALL HANDBOOKS AND PAPERWORK INCLUDING ALL PACKING SLIPS LADING IN
<br />A MARKED ENVELOPE. THIS ENVELOPE IS TO BE TURNED OVER TO OWNER.
<br />12. THE CONTRACTOR SHALL DELIVER TO OWNER A COPY OF THE CERTIFICATE OF OCCUPANCY, LIEN WAIVER,
<br />WARRANTIES, GUARANTEES AND EQUIPMENT OPERATION MANUALS. THE ORIGINAL CERTIFICATE OF
<br />OCCUPANCY TO BE FRAMED AND MOUNTED AT STORE MANAGER'S DESK.
<br />13. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE CLEAN UP OF ALL TRADES.
<br />14. THE DRAWINGS ARE NOT TO BE SCALED.
<br />15. THESE DRAWING ARE NOT TO BE ALTERED IN ANY WAY WITHOUT WRITTEN AUTHORIZATION FROM OWNER OR
<br />FROM OWNER'S ARCHITECT.
<br />16. COORDINATE CONSTRUCTION TIME AND NOISE REQUIREMENTS WITH BUILDING OWNER.
<br />17. UPON COMPLETION OF CONSTRUCTION, IT WILL BE THE RESPONSIBILITY OF THE CONTRACTOR TO CLEAN ALL
<br />FINISH SURFACES AS PER MANUFACTURER'S INSTRUCTIONS AND TO EMPLOY THE SERVICES OF A
<br />PROFESSIONAL CLEANING COMPANY IN ORDER TO ASSURE THE OWNER OF AN ABSOLUTELY CLEAN STORE. IF
<br />AN UNTIDY STORE IS TURNED OVER, THE OWNER RESERVES THE RIGHT TO EMPLOY SIMILAR CLEANING
<br />SERVICES AND TO DEDUCT THE COST PLUS 10% FROM THE BALANCE OF THE CONTRACTOR'S CONTRACT
<br />SUM.
<br />18. THE CONTRACTOR SHALL PROVIDE PROTECTIVE COVERING OF ALL EQUIPMENT, MERCHANDISE, CARPET, AND
<br />ETC.
<br />19. CONTRACTOR SHALL BE RESPONSIBLE FOR CUTTING OF STUDS, INSERTS AND BLOCKING AS REQUIRED.
<br />20. DETAILS ARE INTENDED TO SHOW METHOD AND MANNER OF ACCOMPLISHING WORK. MINOR MODIFICATIONS
<br />MAY BE REQUIRED TO SUIT THE JOB DIMENSIONS OR CONDITIONS AND SHALL BE INCLUDED AS PART OF
<br />THE WORK.
<br />21. VERIFY ALL DIMENSIONS AND CONDITIONS AT THE SITE BEFORE STARTING ANY WORK.
<br />22. VERIFY LOCATION AND SIZE OF ALL OPENINGS WITH ALL DRAWINGS AND MANUFACTURED ITEMS WHERE
<br />APPLICABLE.
<br />23. VERIFY INSERTS AND EMBEDDED ITEMS WITH ALL DRAWINGS AND MANUFACTURED ITEMS WHERE APPLICABLE.
<br />24. GLASS AND GLAZING SHALL CONFORM WITH THE CODE, CHAPTER 24 AND TO U.S. CONSUMER PRODUCT
<br />SAFETY COMMISSION REQUIREMENTS. GLAZED OPENINGS LESS THAN 18 INCHES ABOVE ADJACENT FLOOR
<br />SHALL BE TEMPERED GLASS APPROVED FOR IMPACT HAZARD.
<br />25. LATHING, PLASTERING AND GYPSUM DRYWALL SHALL CONFORM TO THE CODE, CHAPTER 25. GYPSUM
<br />DRYWALL FASTENERS SHALL BE INSPECTED AND APPROVED BY THE BUILDING DEPARTMENT BEFORE JOINTS
<br />ARE TAPED. ALL DRYWALL SHALL BE 5/8" THICK, TYPE "X" 1 -HOUR UNLESS OTHERWISE NOTED.
<br />26. IN ALL INSTANCES PROVIDE ISOLATION OF ALUMINUM FROM ADJACENT STEEL..
<br />27. PROVIDE ALL NECESSARY BACKING AND FRAMING FOR WALL MOUNTED ITEMS, LIGHT FIXTURES AND ALL
<br />OTHER ITEMS REQUIRING SAME.
<br />28. ALL INSULATION, INCLUDING FACINGS, SHALL HAVE A FLAME SPREAD RATING NOT EXCEEDING 25 AND A
<br />SMOKE DENSITY NOT EXCEEDING 450. AS PER C.B.C. 720.2
<br />29. GREEN BUILDING GUIDELINES. TO THE EXTENT PRACTICAL, THE APPLICANT SHALL INCORPORATE GREEN
<br />BUILDING MEASURES. GREEN BUILDING PLAN SHALL BE SUBMITTED TO THE BUILDING OFFICIAL FOR REVIEW.

<br />30. A MINIMUM OF 7'-6" HEADROOM CLEARANCES IS REQUIRED ABOVE ANY FINISH FLOOR TO ANY CEILING,

<br />31. ALL RAMP SURFACES SHALL BE SLIP RESISTANT.
<br />32. ALL MECHANICAL AND ELECTRICAL EQUIPMENT SHALL HAVE A DESIGN LISTING/NUMBER. ANY EQUIPMENT
<br />NOT LISTED WILL BE REQUIRED TO BE FIELD TESTED AND CERTIFIED BY AN APPROVED TESTING AGENCY. IT

<br />1. CONTRACTOR TO PROVIDE FIRE EXTINGUISHERS AS REQUIRED. VERIFY QUANTITY AND LOCATION WITH LOCAL
<br />OFFICIALS AND COORDINATE LOCATION OF SAME WITH ARCHITECT.
<br />2. A KNOX BOX IS REQUIRED FOR EACH BUILDING FOR COMMON AREA ACCESS. KNOX BOXES ARE REQUIRED FOR
<br />EACH TENANT SPACE BEFORE OCCUPANCY.
<br />3. THE PROJECT SHALL COMPLY WITH BUILDING AND FIRE CODES AS ADOPTED BY THE COUNTY OF SAN JOAQUIN.
<br />4. THE APPLICANT SHALL INSTALL A NFPA 13 FIRE SPRINKLER SYSTEM COMPLYING WITH LOCAL AMENDMENTS.

<br />COMPLETION A "UL" SERIAL NUMBERED CERTIFICATE SHALL BE PROVIDED AT NO COST TO THE COUNTY OF
<br />SAN JOAQUIN FIRE AND LIFE SAFETY INSPECTOR. FIRE ALARM SYSTEMS DEVICES SHALL BE ADDRESSABLE
<br />AND REPORT TO THE CENTRAL MONITORING STATION ADDRESSABLE.
<br />6. SEPARATE PERMIT IS REQUIRED FOR THE UNDERGROUND FIRE SERVICE, FIRE SPRINKLER AND U.L. CERTIFICATED
<br />FIRE SYSTEMS.
<br />7. PUBLIC FIRE HYDRANTS HEAD WITHIN 300 FT. OF SITE TO BE A CLOW MODEL 860 OR EQUIVALENT. FIRE
<br />HYDRANTS SPACING REQUIREMENT IS 300 FEET INTERVALS.
<br />8. THE APPLICANT SHALL COMPLY WITH COUNTY OF SAN JOAQUIN CODE REQUIREMENTS FOR INSTALLATION OF
<br />FIRE RETARDANT ROOF COVERINGS.
<br />9. THE APPLICANT SHALL PROVIDE THE FIRE HYDRANT REQUIRED FIRE FLOW ON SITE PRIOR TO CONSTRUCTION
<br />OR STORAGE OF COMBUSTIBLE MATERIALS. FIRE HYDRANT JUMPER LINES MUST BE AT LEAST 6 INCHES IN
<br />DIAMETER. THIS MUST BE COMPLETED AND INSPECTED BEFORE ANY CONSTRUCTION OR MATERIALS STORAGE

<br />10. THE APPLICANT SHALL HAVE A KEY BOX (KNOX BRAND) LOCATED OUTSIDE OF BUILDINGS/GATES AND PROVIDE
<br />KEYS TO THE FIRE DEPARTMENT SO THEY MAY GAIN ACCESS.
<br />11. ADDRESS MUST ALWAYS BE VISIBLE FROM PUBLIC STREET.
<br />12. THE APPLICANT SHALL INDICATE ON ALL SITE PLANS THE LOCATION OF REQUIRED RED CURBS, CURB
<br />LETTERING AND FIRE LANE SIGNS. THIS PROJECT REQUIRES ALL CURBS TO BE RED, LETTERING EVERY 30 FEET
<br />AND SIGNS EVERY 100 FEET.
<br />13. ALL REQUIRED EXISTS SHALL BE OPENABLE FROM INSIDE WITHOUT THE USE OF A KEY OR ANY SPECIAL
<br />KNOWLEDGE OR EFFORT. EXIT DOORS SHALL SWING IN THE DIRECTION OF EXIT.

<br />18. PROVIDE A MINIMUM OF ONE 2A10BC FIRE EXTINGUISHER WITHIN 75 FEET TRAVEL DISTANCE FOR EACH 3,000

<br />19. PROVIDE PORTABLE CLASS K FIRE EXTINGUISHER WITHIN 30 FEET OF THE KITCHENS WITH COMMERCIAL FOOD

<br />24. CONTINUOUS INSPECTION WILL BE REQUIRED FOR ALL SPRAY -ON FIRE PROOFING OPERATIONS PER C.B.C.

<br />25. AUDIBLE AND VISUAL ALARMS WILL COMPLY WITH THE PROVISIONS OF NFPA 72G
<br />26. BUILDING IS PROVIDED WITH AUTOMATIC FIRE EXTINGUISHING SYSTEMS. SYSTEMS SERVING MORE THAN
<br />20 SPRINKLERS SHALL BE SUPERVISED BY A REMOTE ALARM SYSTEM.
<br />27. ALL PORTIONS OF THE BUILDING SHALL BE WITHIN 75 FEET OF FIRE EXTINGUISHER. tHE MINIMUM
<br />SIZE OF THE EXTINGUISHER SHALL BE 2 -A:10 -BC.
<br />28. APPROVED NUMBERS OR ADDRESSES SHALL BE PLACED ON ALL NEW AND EXISTING BUILDINGS IN SUCH A
<br />POSITION AS TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE STREET OR ROAD FRONTING THE PROPERTY.
<br />SAID NUMBER SHALL CONTRAST WITH THEIR BACKGROUND.
<br />29. STORAGE - STORAGE OF COMBUSTIBLES SHALL BE LIMITED TO AS ALLOWED BY CFC.
<br />30. INDOOR DISPLAYS - FIXTURES AND DISPLAYS OF GOODS FOR SALE TO THE PUBLIC SHALL BE ARRANGED SO
<br />AS TO MAINTAIN FREE, IMMEDIATE AND UNOBSTRUCTED ACCESS TO EXITS AS REQUIRED BY CHAPTER 10 OF
