PA-1900031 OF MELVIN ROUSH (C/O PETER <br /> WESTBROOK) (APN: 015-450-27) (ADDRESS: 1026 E. MOKELUMNE STREET, <br /> WOODBRIDGE) <br /> The applicant has submitted the above-referenced Zone Reclassification pre-application to <br /> rezone a 13,950 square foot (.32-acre) parcel from C-C (Community Commercial) to R-M <br /> (Medium Density Residential). <br /> The subject parcel has a General Plan designation of C/C (Community Commercial) and the <br /> subject parcel is zoned C-C (Community Commercial). <br /> The project site is located on the southeast corner of the intersection of Mokelumne Street and <br /> Orange Street, within the Urban Community of Woodbridge. <br /> The Community Development Department has reviewed the Zone Reclassification pre- <br /> application and offers the following comments: <br /> Background <br /> On December 5, 2005, General Plan Amendment Application No. PA-0500831 and Zone <br /> Reclassification Application No. PA-0500832 were filed with the Community Development <br /> Department in order to change the Zoning from C-C (Community Commercial) to R-M (Medium <br /> Density Residential) and the General Plan from C/C (Community Commercial) to R/M (Medium <br /> Density Residential). The applicant did not move forward with these applications, and these <br /> applications were both withdrawn on February 4, 2009. <br /> Underlying Proiect <br /> The underlying project for this site is multi-unit residential development for up to nine (9) units. <br /> The detail of this application will be reviewed at the time of a full application. <br /> General Plan <br /> In order to approve the General Plan Amendment, the Planning Commission and Board of <br /> Supervisors will have to determine that the internal consistency of the General Plan is maintained <br /> in adoption of the proposed General Plan Amendment. The proposed change must be consistent <br /> with all of the proposed General Pian goals, policies, objectives, and implementation measures. <br /> 1 <br />
