b. A soil suitability study shall be submitted to the Environmental Health Department indicating that <br /> the area is suitable for septic system usage. The study must be approved by the Environmental <br /> Health Department prior to the recordation of Parcel Map. (San Joaquin County Development Title, <br /> Section 9-1105.2 (d)). A review fee of$260 must be paid at time of submittal to the Environmental <br /> Health Department. <br /> c. The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is <br /> required for each parcel. A permit fee of$130 per percolation hole is required. <br /> NOTE: The designated remainder is non-buildable for living structures until the Environmental <br /> Health Department receives and approves a Soil Suitability Study showing the remainder is suitable <br /> for septic system usage including a percolation test. <br /> d. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) <br /> and nitrates with the results submitted to the Environmental Health Department prior to recordation <br /> of the Parcel Map. Samples are to be taken and analyzed by a State-approved laboratory (San <br /> Joaquin County Development Title, Section 9-1115.7). <br /> e. Construction of an individual sewage disposal system(s) under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the Soil <br /> Suitability Study findings (San Joaquin County Development Title, Section 9-1110.3 & 9-1110.4). <br /> f. Construction of an individual domestic water well under permit and inspection by the Environmental <br /> Health Department is required at the time of development(San Joaquin County Development Title, <br /> Section 9-1115.3). <br /> 6. DEPARTMENT OF PARKS AND RECREATION ([209] 331-2010) <br /> a. PARK FEES: The department will require the collection of in-lieu fees for park development as a <br /> requirement for approval for any new residential lots created in the above subdivision. Based on the <br /> current assessed value of the land the fee is$279.12. <br /> 7. IONE BAND OF MIWOK INDIANS ([209]274-2348) <br /> a. Should any burials or related burial objects be uncovered,work should stop immediately within 100 <br /> feet of the discovery and the Ione Band of Miwok Indians should be contacted immediately if human <br /> remains are discovered. <br /> PA-1600024 (MS, TE) Conditions of Approval 5 <br />
