Access <br />Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no less <br />than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except that <br />in no case shall driveways designated as fire department access be less than twenty (20) feet wide." <br />The circulation patterns for ingress and egress traffic and aisle widths appear to meet this <br />requirement. <br />Landscaping <br />The site plan does not depict landscaping along South Hansen Road. Pursuant to Development <br />Title section 9-1020.5(c), a ten (10) foot wide landscaped strip shall be installed along adjacent <br />public streets. As a result, a ten (10) foot wide landscaping strip is required along the frontage of <br />South Hansen Road. The required landscaping along South Hansen Road shall be depicted on a <br />revised site plan, if a full application is submitted. <br />Lighting <br />The site plan does not depict parking area lighting. Pursuant to Development Title Section 9- <br />1015.5(g), parking lot lighting must be installed if the parking area is to be used at night and all <br />lighting must be designed to confine direct rays to the premises with no spill over. If a full application <br />is submitted, the Site Plan shall depict that the parking lot lighting meets the requirement. <br />NEXT STEP <br />When the applicant is ready to submit the full application, it will be necessary to do the following: <br />Submit twelve copies (18" x 26") and two reduced copies (8W x 11") of the site plan <br />delineating the discussed items in the above memo, including: <br />o Revisions to site plan. <br />Submit seven copies of the completed application. <br />Submit the remaining portion of the Site Approval application fee. <br />PRE-APPLICATION DISCLAIMER <br />NOTE: The Pre-application conference is designed to inform prospective applicants of General <br />Plan consistency, zoning consistency, public improvement requirements, preliminary design <br />constraints and opportunities, and major environmental and safety issues.
