Soil Suitability/ Nitrate Loading Study Addendum Letter <br /> Nostra Vita Winery Lodi, California 1rerracon <br /> May 20, 2019 revised June 10, 2019 Terracon Project No. NA197023 <br /> approximately 190 feet southwest of the existing wine tasting building. A 2,500 gallon <br /> septic tank and five leach lines will be developed east of the wine production building. <br /> San Joaquin County Community Development Department Revised Conditions dated <br /> February 28, 2011 Application PA-08000180. <br /> Based on a review of the letter of conditions, the facility may hold a maximum of 30 <br /> marketing events annually with up to 120 people in attendance. <br /> Civil design plans dated June 4, 2019 prepared by MCR Engineering <br /> Based on a review of the General Notes and Specifications (C1.0) and Utility Plan <br /> (C6.0), the proposed leachfield was relocated northwest of the approximately 4,000 <br /> SF proposed wine production building. The proposed septic system will consist of a <br /> 2,500 gallon septic tank and five 100 foot long leach lines. The proposed wine <br /> production building will include a shower. Refer to Table 1 for additional information. <br /> Selected documents are included in the Attachments. <br /> Existing Project Information <br /> The site currently consists of a 45.5 acre tract of land located at 1150 W. Turner Road, in Lodi, <br /> San Joaquin County, California, APN 029-020-02. The site is zoned AG-40 and is improved with <br /> Nostra Vita Winery which consists of a vineyard and approximately 4,000 SF tasting room. Other <br /> improvements include a 950 SF shed located southwest of the tasting room, a stormwater <br /> retention pond, and landscaping. Phase I of the proposed site development will include a 4,000 <br /> SF single story building an additional septic system and paved parking and drive areas.
