Soil Suitability/ Nitrate Loading Study Addendum Letter Irerracon <br /> Nostra Vita Winery Lodi, California <br /> May 20, 2019 Terracon Project No. NA197023 <br /> will include a 3,750 SF single story building and additional paved parking and <br /> drive areas. Refer to the Site Plan for additional information regarding all three <br /> phases of development. <br /> Utility Plan dated May 10, 2019 prepared by MCR Engineering <br /> Based on a review of the Utility Plan, the existing septic tank is located north <br /> of the existing building and the leach field is located west of the existing <br /> building. A 3,750 SF building is proposed to be developed approximately 190 <br /> feet southwest of the existing wine tasting building. A 2,500 gallon septic tank <br /> and five leach lines will be developed east of the new building. <br /> San Joaquin County Community Development Department Revised Conditions <br /> dated February 28, 2011 Application PA-08000180. <br /> Based on a review of the letter of conditions, the facility may hold a maximum <br /> of 30 marketing events annually with up to 120 people in attendance. <br /> Selected documents are included in the Attachments. <br /> Existing Project Information <br /> The site currently consists of a 45.5 acre tract of land located at 1150 W. Turner Road, in Lodi, <br /> San Joaquin County, California, APN 029-020-02. The site is zoned AG-40 and is improved with <br /> Nostra Vita Winery which consists of a vineyard and approximately 4,000 SF tasting room. Other <br /> improvements include a 950 SF shed located southwest of the tasting room, a stormwater <br /> retention pond, and landscaping.
