File No. 249947 20 May 1991 Page 10
' Thus, whether the results are anomalous or do in fact represent site conditions, the
low levels of toluene detected in the analyses are not sufficiently high to warrant
tadditional action.
' 3.0 SUMMARY
The subject site is located southwest of the intersection of West Lodi Avenue and
North Hutchins Street in Lodi, California. The property is developed with several
small shops and a Taco Bell Restaurant, a paved parking lot and a small field.
Our previous investigations of this property determined that the site had once been
' the location of, among other things, a school bus garage, a bus maintenance
building, and a car wash.
' Our previous investigations determined that two underground storage tanks had
probably been located on the subject site. The storage tanks were part of the
school bus facility. Conflicting information was uncovered regarding the locations
' of the tanks.
A geophysical survey of the site in May 1990 noted two areas in which underground
storage tanks may have been abandoned in place. During the current investigation,
both areas were excavated. The larger anamoly was found to be a buried
mechanic's pit, part of the maintenance building. The second, smaller anomoly was
found to be a 1 foot thick section of reinforced concrete which could not be broken
' by the backhoe equipement. Soil samples collected from this area were found to
contain no detectable levels of petroleum contaminants. Low levels of toluene,
probably anomolous in nature, were detected.
' Two trenches were excavated in the vicinity of the former bus garage. The
subsurface soils were inspected for evidence of contamination. A total of 280 feet
' of trenches were excavated in this investigation. No evidence of contamination was
discovered. Two soil samples collected from the trenched material were found to
contain no detectable levels of petroleum contaminants. Low levels of toluene,
' were detected. Again, this finding is probably anomolous.
Directly west of the former Mandarin House Restaurant, was a single row of three
' drains. These drains are connected to sand and grease traps which were installed
as a part of the car wash operation. A second row of traps may exist under the
foundation of the now-demolished restaurant. We were unable to penetrate the
concrete pads surrounding the traps to inspect the subsurface conditions. No soil
samples were taken in this area.
'
CONSULTING ANDERSON
CONSULTING
GRGIJV
D
