STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES
County, State and Federal environmental records were reviewed for sites which may have
impacted the subject property. The databases accessed did not indicate a problem or potential
problem with the subject site.
Since the subject property has been in the DeMichelis Family for many years, the Chain of Title
was not investigated for a commercial entity which may have impacted the property.
Past surrounding land use has been agricultural production and very low density residential.
Records at the San Joaquin County Agricultural Commissioner's office indicate row, tree and
pasture are the predominate crops grown in this area. Dairies are also prevalent in the area.
There are two primary sources of information which document and define past land use, although
occasionally they are difficult to interpret. The first is the use of aerial photographs. Aerial
photographs of the subject area in 1970 located from the USDA soil map indicate no changes in
the subject property, as best as could be determined. The second type of information are United
States Geological Survey(USGS)maps. The 1971 map illustrates the referenced buildings and
no others.
INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS
The following information was obtained visually and/or through an interview with Mr. John
DeMichelis: The subject property contains no underground storage tanks (USTs). There was a
new 550 gallon gasoline tank which was placed in the ground near the on-site barn back in the
late 1970's. The tank could not be placed in the ground much deeper than four feet due to the
severe hardpan in the area; therefore, the top of the tank was exposed. This tank was removed in
the early 1980's when Mr. DeMichelis noticed stricter environmental laws being enforced. The
tank is now used as an above ground storage tank for gasoline. Consequently, it is obvious the
tank did not leak while being used as an UST.
There are on-site, conventional septic systems with a tanks and leachfield areas. Pesticides
(insecticides/herbicides) used in crop production are not currently stored on the subject property.
However, agrichemicals were stored in the referenced barn many years ago. The floor of the
barn consists of concrete;therefore, it is highly unlikely there was soil contamination from any
spillage that may have occurred. The property is currently farmed by Nilsson Farms. When
pesticides are used, an independent applicator(Western Farm Service)is responsible for storage,
application and container disposal. There were no containers noted on-site, other than five gallon
and 55 gallon oil drums. On-site gas is supplied by Pacific Gas and Electric Company.
The subject property was surveyed for evidence which may be indicative of surface and/or
subsurface contamination: There are no transformers on-site; therefore, there is no concern from
polychloride biphenyl (PCB) contamination. Nor was there any evidence of solid waste disposal,
2
Vaffey Ag search
