INTRODUCTION Mr. Robert Brown is creating a Parcel from property he owns on South Bird Road in Tracy, CA. The project consists of adjusting the lot line between APN 09 and 23 to create a three acre Parcel 1 and divide the remainder of Parcel 23 into five Parcels labeled 2 through 6. According to the San Joaquin County Development Title, a Surface and Subsurface Contamination Report(SSCR) must be conducted at the time of Tentative Map submittal. The purpose of this report was to investigate the subject property for real or potential environmental contamination and report the findings to the Client and the San Joaquin County Environmental Health Department. This report complies with the San Joaquin County Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." It also complies with the standard practice promulgated in the American Society of Testing and Materials,ASTM E1527. In addition, the report addresses and evaluates non-point sources of hazardous materials, as well as potential point sources. Non-point sources of hazardous materials include agricultural chemical residues, high concentration of nitrate laden groundwater and other contaminants which may have originated from over a wide area or volume. Point sources investigated include fuel storage tanks, septic systems and/or chemical storage areas. No chemical analysis was conducted for this investigation. An analysis of the new domestic well to serve the house on proposed Parcel 1 will be tested for nitrates and the agrichemical dibromochloropropane (DBCP) in the Soil Suitability Study, which will also be required for this project by the County Environmental Health Department. SITE DESCRIPTION As illustrated on the attached Tentative Map, the subject property consists of an irregular shaped, flat, 230 acre parcel. Site addresses are 32275 South Bird Road for APN 253-300-09 and 32803 South Bird Road for APN 253-300-23. The site is bordered to the north by a concrete-lined Banta Carbona Irrigation canal, and to the west, south and east by agricultural production land and low density housing. It is currently zoned AG-40. The subject property, and the entire region, has been dry land and irrigated farmed for the last several decades. The property is currently farmed in apricots and vineyard. Irrigation is provided from the Banta Carbona Irrigation canal. There are no buildings on the subject property. Storm drainage flows to the north property line and the property is not subject to the 100-year flood. 2 Vaffey Ag Prsearch
