INTRODUCTION <br /> Mr. Robert Brown is creating a Parcel from property he owns on South Bird Road in Tracy, CA. <br /> The project consists of adjusting the lot line between APN 09 and 23 to create a three acre Parcel <br /> 1 and divide the remainder of Parcel 23 into five Parcels labeled 2 through 6. According to the <br /> San Joaquin County Development Title, a Surface and Subsurface Contamination Report(SSCR) <br /> must be conducted at the time of Tentative Map submittal. The purpose of this report was to <br /> investigate the subject property for real or potential environmental contamination and report the <br /> findings to the Client and the San Joaquin County Environmental Health Department. This <br /> report complies with the San Joaquin County Ordinance, specifically 9-905.12(a) for a "Surface <br /> and Subsurface Contamination Report." It also complies with the standard practice promulgated <br /> in the American Society of Testing and Materials,ASTM E1527. <br /> In addition, the report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and other contaminants which <br /> may have originated from over a wide area or volume. Point sources investigated include fuel <br /> storage tanks, septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation. An analysis of the new domestic well <br /> to serve the house on proposed Parcel 1 will be tested for nitrates and the agrichemical <br /> dibromochloropropane (DBCP) in the Soil Suitability Study, which will also be required for this <br /> project by the County Environmental Health Department. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Map, the subject property consists of an irregular shaped, <br /> flat, 230 acre parcel. Site addresses are 32275 South Bird Road for APN 253-300-09 and 32803 <br /> South Bird Road for APN 253-300-23. The site is bordered to the north by a concrete-lined <br /> Banta Carbona Irrigation canal, and to the west, south and east by agricultural production land <br /> and low density housing. It is currently zoned AG-40. <br /> The subject property, and the entire region, has been dry land and irrigated farmed for the last <br /> several decades. The property is currently farmed in apricots and vineyard. Irrigation is <br /> provided from the Banta Carbona Irrigation canal. There are no buildings on the subject <br /> property. Storm drainage flows to the north property line and the property is not subject to the <br /> 100-year flood. <br /> 2 <br /> Vaffey Ag Prsearch <br />
