The buildings will be located within the Stockton East Development <br />Area of the Stockton Metropolitan Airport Special Purpose Plan. Building 1 to contain <br />640,950 square feet, Building 2 to contain 168,945 square feet, and Building 3 to contain <br />101,160 square feet; located on the west side of Qantas Lane, 1,150 feet south of Arch- <br />Airport Road, Stockton. (Supervisorial District 1) <br />PROPERTY OWNER: County of San Joaquin APPLICANT: Catellus Stockton, LLC. <br />ADDRESS: 7735 S. State Route 99 Frontage Road, Stockton APN: 177-260-14 <br />INFORMATION: <br />The site is currently located within the Federal Emergency Management Agency Designated Flood <br />Hazard Area Zone A, AO & X. The 100-Year Flood Elevation is approximately 1 foot, NAVD 1988. <br />The site is within the Phase 1 area of the National Pollutant Discharge Elimination System (NPDES). <br />Qantas Lane has an existing and planned right-of-way width of 110 feet. <br />RECOMMENDATIONS: <br />The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br />at the time of building permit application. The fee shall be automatically adjusted July 1 of each <br />year by the Engineering Construction Cost Index as published by the Engineering News Record. <br />(Resolution R-00-433) <br />The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br />payable prior to approval of the Improvement Plan. The fee will be based on the current schedule at <br />the time of payment.
