Soil Suitability and Nitrate Loading Study <br /> PINA PROPERTY <br /> 11560 West Clover Road, Tracy, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced GeoEnvironmental, Inc. (AGE) has prepared this Soil Suitability and Nitrate <br /> Loading Study for the property located at 11560 West Clover Road, Tracy, California <br /> (site). The purpose of this study is to determine the potential impact from nitrate loading <br /> and the suitability of the subsurface for an onsite wastewater treatment system (OWTS) <br /> due to the proposed addition of a mobile home and septic system, and the future use of <br /> the property. The study was performed in accordance with the requirements of Section <br /> 9-1105.2(d) of the San Joaquin County Community Development Department. The scope <br /> of work included a soil percolation test, review of published soil and groundwater <br /> information, local septic use and permit research, and an estimate of nitrate impact to soil <br /> and groundwater at the site. The site and surrounding area are illustrated in Figure 1. <br /> A site plan depicting structures, the percolation test hole location, existing and planned <br /> septic systems, and an out of service domestic water well are illustrated in Figure 2. <br /> 1 .1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Union Island topographic map, 1978 (7.5 Minute United States Geological Survey <br /> (USGS) Topographic Series, California). The site is located in the southern half of <br /> Section 20, Township 2 South, Range 5 East, Mount Diablo Base and Meridian <br /> (Figure 1). <br /> The map shows the property located at an elevation of approximately 17 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the north. <br /> The property is located on the south side of West Clover Road, approximately 0.25 miles <br /> east of the intersection of West Clover Road and Corral Hollow Road, Tracy, California. <br /> The site consists of a 1.16-acre parcel identified as San Joaquin County Assessor Parcel <br /> Number (APN) 212-260-22. The current zoning of the property is residential. The existing , <br /> structures on the site include an 1,862-square foot house, an approximately 300-square// <br /> foot shed, and an out of service domestic water well. Potable water at the site is provided <br /> by the City of Tracy. <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include addin an approximately 1,500 square foot mobile <br /> home in the northwestern portion of the site. Additionally, a[w septic system will be <br /> instilled and connected to the mobile home in the western portion of the property. The <br /> proposed locations of the mobile home and new septic system are depicted in Figure 2. <br /> No additional development is proposed for the property. <br />
