PARCEL VICINITY LOCATION MAP
San Joaquin County Assessor's Map Book 212 Page 26 depicts the site parcel (APN 212-
260-22) on the eastern portion of the page. The parcel is bordered to the east and west
by residential properties with APNs 212-260-23 and 212-260-21, respectively (the parcel
to the west is vacant); to the north by West Clover Road and residential properties on the
north side of West Clover Road; and to the south by Highway 205. The parcel vicinity
map and a satellite overview map are included as Appendix A.
1.4. SITE MAP
A plan of the specific site features (i.e., structures, drives, wells, septic systems, large
trees, pastures, etc.) is illustrated in Figure 2.
2.0. PRESENT AND PAST USAGE OF SITE
The property has been historically utilized for residential purposes. The current residential
dwelling was erected on the property in 1978. The property is situated on the northern
edge of Tracy, California.
2.1 POTENTIAL SITE PROBLEM ASSESSMENT
Water supply for the property is currently provided by the City of Tracy. An out of service
private water well is located in the northeast corner of the property. The well is a sufficient
distance from the existing septic system (over 100 linear feet) and the proposed septic
system will be located over 150 feet from the well (Figure 2). However, the well is not
being utilized and no longer contains a pump or pressure tank. According to the City of
Tracy, the property has been connected to the city water service since 2007. The
development of a mobile home and new septic system will not affect water being supplied
to the property.
3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE
The current septic system includes a residential system located to the southwest of the
residential structure (Figure 2). The septic system is utilized by the residence and
permitting for a three-bedroom residence. The existing septic system distribution box and
leach field extends to the south of the residence and is located over 100 feet from the out
of service water well. The septic system is utilized 365 days a year by the existing
structure (Figure 2; Appendix B).
The proposed septic system and leach field is planned to be installed in the western
portion of the property over 150 feet from the out of service water well (Figure 2).
