I KLE/NFELOER <br /> Rnghl PlIple R,911_1,1­­ <br /> 3 <br /> ,ght_1,1 b ns3 SITE CONDITIONS <br /> 3.1 SITE DESCRIPTION <br /> At the time of our study, the subject site was a vacant field with scattered weeds. The property <br /> was bound to the north and west by an orchard, to the east by a winery, and to the south by an <br /> orchard and the Escalon Fire Station No. 2. The parcel is zoned AG-40 (General Agricultural). <br /> We understand that an on-site septic/leach field system will provide sewage disposal and one of <br /> the existing wells will provide water for the facility and restroom. A map showing the approximate <br /> location of the development, and septic/leach field system is presented on Figure 2. The locations <br /> of onsite wells are presented on Figure 1. <br /> 3.2 PRESENT AND PAST USE <br /> The project site is currently undeveloped. It is unknown to us whether other structures were <br /> located on the parcel in the past. Based on a historical aerial photograph review, it appears that <br /> the site, including the area of the proposed development and septic/leach field system, has been <br /> used for agricultural purposes for many years. Orchards dating to 1993 were noted in the area <br /> of the development. We saw no evidence that the site has been used as a dairy, and we know <br /> of no other past uses of the site. Historical aerial photographs of the site are presented in <br /> Appendix C. <br /> 3.3 SUBSURFACE CONDITIONS _ <br /> Based on the boring completed by Construction Testing and Engineers, Inc. at the adjacent Van <br /> Allen Elementary School, the subsurface soils at the proposed development are likely to consist <br /> of soft clayey silt to a depth of about 8 feet. These soils may be underlain by very dense to medium <br /> dense silty sand to a depth of at least 25 feet below ground surface. <br /> The Soil Survey of San Joaquin County, California published by the U.S. Department of <br /> Agriculture, Soil Conservation Service (1992) refers to the near-surface soil within the project area <br /> as belonging to the Veritas fine sandy loam soil series (Map Symbol 266) and the Honcut sandy <br /> loam soil series (Map Symbol 175).
