INTRODUCTION <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Steve Coldani of <br /> Coldani Family Vineyards and Coldani Olive Ranch to conduct a Nitrate Loading Study <br /> for the property located at 13950 North Thornton Road, Lodi, California. Mr. Coldani <br /> plans to construct a winery and olive mill. <br /> Because of concerns of nitrate leaching into ground water from septic systems, a nitrate <br /> loading analysis was required by the San Joaquin County Environmental Health <br /> Department for approval of the project. The study estimates the potential concentration <br /> of percolating effluent produced by the proposed project over the long term. Where <br /> percolating effluent leaches into the ground, ground-water quality may be impacted to <br /> some degree should the effluent reach the aquifer. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Nitrate <br /> Loading Study Requirements Checklist. <br /> A discussion of soil suitability for septic systems has been previously prepared by Neil <br /> O. Anderson & Associates in a 2014 geotechnical investigation for the subject Site. A <br /> percolation rate of 31 minutes per inch was obtained in a shallow test hole near the <br /> septic system location. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 055-140-23. The parcel is 10.31 <br /> acres in size, and is located at 13950 North Thornton Road, Lodi, California (Plate 1). <br /> A warehouse/farm headquarters office building is currently located on the Site (Plate 2). <br /> A domestic well is located to the east of the building, and a septic system is located to <br /> the north. The vicinity of the building has been cleared for parking and future <br /> construction; the remainder of the Site is olive orchard. <br /> Proposed Development <br /> According to the San Joaquin County Conditions of Approval, the proposed project is a <br /> "farm services headquarters, medium winery, and olive mill to be built in three phases <br /> over a five year period... Fifteen (15) marketing events per year are also approved with <br /> a maximum attendance of 125 people... <br /> "Phase One, building permits to be issued within 18 months of the effective date of <br /> approval, includes the construction of a 4,000 square foot farm services headquarters <br /> building with office and warehouse storage. <br /> LOGE 1903 Page 1 <br />
