FINDINGS AND CONCLUSIONS <br /> We have performed an investigation into the current and historical uses of the subject property in <br /> order to complete a Surface/Subsurface Contamination Report. This assessment has revealed no <br /> evidence of recognized environmental conditions in connection with the subject property,except for <br /> the following: <br /> Agricultural chemicals have been applied in the past and are currently being used on <br /> the subject property. The agricultural chemical residues in the soils at the subject <br /> property could be considered toxic or hazardous if the subject property were to be <br /> converted to residential development and the residue concentrations were greater <br /> than those allowed by law. It is the property owner's intent to not convert the <br /> subject property from its current agricultural uses to other uses. Therefore <br /> there will be no exposure of residents to any chemical residues in the soil. <br /> Furthermore, there is no evidence to suggest that the agricultural chemicals that are <br /> being applied to the subject property have been handled or applied in contravention <br /> of local, state or federal laws. It is also reasonable to presuppose that since the <br /> property is to remain in agricultural production chemicals will continue to be applied <br /> for the foreseeable future. <br /> IX. RECOMMENDATIONS <br /> In that the subject property will not be converted from its present use it is our opinion that no further <br /> investigation is warranted at this time. <br /> Further investigation is warranted only if the use of the subject property is converted from <br /> agricultural to residential. If residential development of the subject property occurs in the future then <br /> discrete soil samples should be acquired and analyzed for residues of agricultural chemicals that have <br /> been applied to the subject property, or are likely to have been applied in the past on the subject <br /> property. <br /> 10 12 <br />
