March 2, 1999
NOA ENVIRONMENTAL PROJECT NUMBER E99042
VIII. FINDINGS AND CONCLUSIONS
We have performed an investigation into the current and historical uses of the subject property in
order to complete a Surface/Subsurface Contamination Report. This assessment has revealed no
evidence of recognized environmental conditions in connection with the subject property, except for
the following:
Agricultural chemicals have been applied in the past and are currently being used on
the subject property. The agricultural chemical residues in the soils at the subject
property could be considered toxic or hazardous if the subject property were to be
converted to residential development and the residue concentrations were greater
than those allowed by law. It is the property owner's intent to not convert the
subject property from its current agricultural uses to other uses. Therefore
there will be no exposure of residents to any chemical residues in the soil.
Furthermore, there is no evidence to suggest that the agricultural chemicals that are
being applied to the subject property have been handled or applied in contravention
of local, state or federal laws. It is also reasonable to presuppose that since the
property is to remain in agricultural production chemicals will continue to be applied
for the foreseeable future.
IX. RECOMMENDATIONS
In that the subject property will not be converted from its present use it is our opinion that no further
investigation is warranted at this time.
Further investigation is warranted only if the use of the subject property is converted from
agricultural to residential. If residential development of the subject property occurs in the future then
discrete soil samples should be acquired and analyzed for residues of agricultural chemicals that have
been applied to the subject property, or are likely to have been applied in the past on the subject
property.
10 12
