(DISTRICT 4). <br /> APPLICANT: Paul and Victoria Nannizzi APN: 063-210-18 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Tokay Colony Road has an existing right-of-way width of 45 feet and a planned right-of-way <br /> width of 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The frontage improvements for Tokay Colony Road shall be constructed in conformance <br /> with the standards for one-half of a fifty-foot right-of-way rural road. The construction of <br /> the frontage improvements will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A $260.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels 1 and 2 and an estimate. The estimate and <br /> legal descriptions shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option, the Department of <br /> Public Works will prepare the drawing with estimate for an additional fee of$115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br />
