SITE DESCRIPTION <br /> A visual reconnaissance of the subject property was conducted prior to the compilation of this report. <br /> Because of the size of the subject property and limited access to the property due to the existence of <br /> crops and cattle, we could not walk through the entire property. We inspected the property from its <br /> perimeter and from access roads that separate the property into three sections. <br /> A map with the location of the subject property is attached to this report as Appendix A. <br /> Photographs of the subject property are attached to this report as Appendix B. <br /> The subject property is approximately 150 acres in size and is located on the south side of West <br /> Ripon Road between Union Road and South Manteca Road in Manteca, San Joaquin County, <br /> California. <br /> The eastern and western portions of the property have been planted in corn. The middle portion of <br /> the property is used for grazing cattle. A natural pond is also located on the middle portion of the <br /> property. A drainage ditch runs along the south side of the property that is owned by neighboring <br /> property owners. Irrigation water is provided to the property by the McMullin Reclamantion District. <br /> In an easement on the west side of the property along Union Road is a drainage ditch owned by the <br /> McMullin Reclamation District. In an easement on the east side of the property along South Manteca <br /> Road is a drainage ditch owned by the South San Joaquin Irrigation District. <br /> No structures, industrial processes, commercial products, industrial drums containing hazardous <br /> materials, wastewater streams, pits, hazardous materials, above-ground storage tanks, evidence of <br /> underground storage tanks, water wells, privately owned transformers, stressed or dead vegetation <br /> were observed on the subject property at the time of the site reconnaissance. <br /> Five (5) pole-mounted transformers were observed near the northern property boundary in an <br /> easement along West Ripon Road. The transformer casings displayed no evidence of leakage, and <br /> the ground surface below the transformers displayed no evidence of discoloration. The transformers <br /> are owned by the Pacific Gas& Electric Company. <br /> A portion of the adjoining property to the north is a rectangular shaped section of land located on the <br /> south side of West Ripon Road that has been divided into four parcels. Four single-family residential <br /> homes and outbuildings are located in that rectangular section of land. The remainder of adjoining <br /> property to the north supports West Ripon Road, beyond which are residential homes and <br /> outbuildings, orchards, and agricultural land. On the south side of the subject property is an irrigation <br /> ditch, a dirt access road, beyond which is agricultural land and a single-family residence. Adjoining <br /> property to the east beyond the canal is Manteca Road, across which is a vineyard. Adjoining <br /> property to the west beyond the canal is Union Road, across which is agricultural land. <br /> 4 <br />
