FINDINGS AND CONCLUSIONS <br /> We have performed an investigation into the current and historical uses of the subject property in <br /> order to complete a Surface and Subsurface Contamination Report. This assessment has revealed <br /> no evidence of recognized environmental conditions in connection with the subject property, except <br /> for the following: <br /> • Agricultural chemicals have been applied in the past and are currently being used on the <br /> agricultural crops grown on the eastern and western portions of the subject property. The <br /> agricultural chemical residues in the soils at the subject property could be considered toxic <br /> or hazardous if the subject property were to be converted to permanent residential <br /> development and the residue concentrations were greater than those allowed by law. It is the <br /> property owner's intent to not convert the subject property from its current uses to <br /> other uses. Furthermore,there is no evidence to suggest that the agricultural chemicals that <br /> are being applied to the subject property have been handled or applied in contravention of <br /> local, state or federal laws. It is also reasonable to presuppose that since a portion of the <br /> subject property is to remain in agricultural crops that chemicals will continue to be applied <br /> for the foreseeable future. <br /> • One plugged and abandoned well that never produced any oil is located on the subject <br /> property. Information obtained from the California Department of Conservation, Division of <br /> Oil, Gas and Geothermal Resources relative to the location of that abandoned well is attached <br /> to this report as Appendix D. <br /> VIII. RECOMMENDATIONS <br /> In that the subject property will not be converted from its present use it is our opinion that no <br /> further investigation is warranted at this time. <br /> The following investigation and recommendations are warranted only if the use of the subject <br /> property is converted from agricultural to permanent residential: <br /> • If permanent residential development of the subject property occurs in the future it is <br /> recommended that discrete soil samples be acquired and analyzed for residues of agricultural <br /> chemicals that have been applied to the subject property, or are likely to have been applied <br /> in the past on the subject property. <br /> • If permanent residential development of the subject property occurs in the future it is <br /> recommended that enclosed structures not be located directly over the abandoned well, and <br /> that sufficient setbacks be designed into the building plans to allow for access to the <br /> 13 <br />
