SUITABILITY STUDY (MS-99-17) <br /> JACKLICH FAM LY TRUST <br /> 7000 E. WEST RIPON ROAD <br /> MANTECA, CALIFORNIA <br /> OUR JOB NUMBER: S99308 <br /> I. INTRODUCTION <br /> Our office was retained by Victoria Camara, Trustee,Jacklich Family Trust to conduct a <br /> Soil Suitability Study for a minor subdivision split to create three parcels. The property is located <br /> at 7000 E. West Ripon Road between Union Road and South Manteca Road, Manteca California <br /> (Plate 1). <br /> The Soil Suitability Study is required by the San Joaquin County Development Title for a <br /> minor subdivision. The study was conducted to determine if each of the three parcels are suitable <br /> for a septic system and leach lines and was performed according to the requirements of Section <br /> 9-1105.2(d) of the San Joaquin County Development. Major elements of the field work included <br /> three (3) exploratory soil borings,three(3) in-situ percolation tests, and one(1)groundwater <br /> nitrate and DBCP test. An examination of the three 10-foot borings, review of published soil <br /> information, geologic maps, and available ground water information was used to estimate <br /> suitability of soils. This report presents the results of our study. <br /> IL PROPOSED DEVELOPMENT <br /> The three parcels will continue to serve as pasture and agTcultural land. There are no <br /> current plans for development of the three parcels. A <br /> M. PRESENT AND PAST USE OF THE SITE <br /> A telephone interview with Mr. James Lewis and Jane Lewis was conducted to determine <br /> the history of the site. Ms. Lewis indicated the property was owned by the Jacklich family since <br /> the 1930's. Mr. Lewis indicated the 150 acre parcel was used for agricultural purposes including <br /> the farming of corn, alphlfa, and possibly tomatoes. No water wells, septic fields, or stuctures are <br /> present of the existing 150 acre parcel. Prior to the 1930's the Perrin Family owned the property. <br /> The 150 acre parcel is planned to be divided into three smaller parcels. <br />
