t � <br /> INTRODUCTION <br /> Mr. Bob Brocchini is proposing to split a five acre parcel from a 122.6 acre parcel, located at <br /> 11200 East Moncure Road,Ripon. The five acre parcel will be referenced as Parcel 1 and the <br /> remaining acreage of 117.2 acres will be referenced as the "Designated Remainder." The <br /> attached site plan illustrates the proposed subdivision. According to the San Joaquin County <br /> Development Title, a Surface and Subsurface Contamination Report(SSCR) shall be required at <br /> the time of Tentative Map submittal. The purpose of this report was to investigate the entire <br /> subject property (both Parcel 1 and the Designated Remainder) for real or potential <br /> environmental contamination and report the findings to the Client and the San Joaquin County <br /> Environmental Health Department. This report complies with the San Joaquin County <br /> Ordinance, specifically <br /> 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, the report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and other contaminants which <br /> may have originated from a large area. Point sources investigated include fuel storage tanks, <br /> septic systems and possible chemical storage areas. <br /> No chemical analysis was conducted for this investigation nor was there an inspection of the <br /> existing buildings for asbestos containing materials (ACMs). Water analysis of the domestic <br /> well serving the former residence was also not tested for inorganic/organic constituents. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Map,the subject property consists of an almond orchard, <br /> except for the proposed Parcel 1 and is nearly rectangle-shaped. Parcel 1 is to be square-shaped . <br /> The property is relatively flat. Storm drainage flows to the existing almond orchard. The former <br /> residence was recently demolished and a mobile home removed. There are plans for a new <br /> residence to be constructed. Other on-site structures presently include a barn and a shop <br /> building. The entire property is not subject to the 100-year flood. The site is bordered to the <br /> north by the intersection of Curtis Road and consists of agricultural production land. To the east <br /> and west is also agricultural production land and to the southeast is the Stanislaus River and <br /> Caswell Memorial State Park. Surrounding land use is primarily agricultural production with <br /> very low density single family residential,ranches and ranchettes. It is currently zoned AG-40. <br /> There are no easements denoted on the Parcel map which may indicate the potential for <br /> underground pipelines, etc. The region has been dry land and irrigated farmed, particularly in <br /> row crop and orchard for the last several decades.
