J ` <br /> 3. MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT(Staff Contact: Jim Leonard,468-4653) <br /> a. All improvements and roadway typical sections shall be designed and constructed in <br /> conformance with the Master Plan, Specific Plan, as amended adopted MHCSD Development <br /> Standards, and/or the San Joaquin County Improvement standards. These improvement plans <br /> and specification are subject to plan check and field inspection fees and must be approved by the <br /> MHCSD. <br /> b. All public improvements shall be dedicated to MHCSD for maintenance and operations. <br /> c. Dedication of all public rights-of-way shall be required in conformance with the adopted Public <br /> Land Equity Program. <br /> d. All traffic signs and marking shall conform to the Manuel on Uniform Traffic Control Devices and <br /> MHCSD standards and shall be as shown on the improvement plans. <br /> e. An offer of Dedication of ground water rights is required. <br /> f. All improvement construction shall comply with the Construction Truck Management Ordinance. <br /> 4. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Richard Hieb,468-3000) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. PUBLIC HEALTH SERVICES (Staff Contact: Johnny Yoakum,468-3147) <br /> a. Prior to the issuance of any Building Permits,sewer facilities shall either be bonded for or be in <br /> place,as evidenced by a letter from the serving entity.
